ProCare and Maintenance

ProCare is resident-friendly service.

Our ProCare service provides proactive home maintenance so you can spend more time enjoying your home. ProCare starts before you walk in the door with our multi-point home inspection and continues throughout your lease. If emergency maintenance issues come up between our scheduled visits, you can easily submit a request from your phone through the Invitation Homes Maintenance App or the online maintenance portal >>

ProCare Cycle

There are three scheduled ProCare visits throughout your lease:

  • Move-In Orientation
    Before you move-in, we perform a comprehensive multi-point inspection and updates to your home so it’s in working order for you on Day 1. We’ll walk through the house with you and explain everything you need to know about its systems, from how to change the air filters to adjusting the thermostat.
  • Post Move-In Visit
    Once you’re settled in, we’ll come by about 45 days later to make sure everything is working just as it should. We’ll address any issues you’ve identified, answer any questions, and point out things to focus on to help proactively maintain the home.
  • Recurring Maintenance Visits
    To get a jump on maintenance needs for your home, we’ll schedule a checkup every six months following your Post Move-In Visit. We’ll focus on catching small issues early to prevent bigger problems later on. You can easily track and manage these visits through the Invitation Homes Maintenance app. On each visit, one of our technicians will check your home’s plumbing, appliances, and cooling and heating system (considering seasonal changes), and inspect the structure and safety of your home.

Use our digital “Fridge List” to keep track of all your minor maintenance requests so they can be taken care of at your next ProCare Visit. Keeping the Fridge List on our maintenance app and maintenance portal (instead of your actual refrigerator) will help us know what needs to be addressed, while being an easy reminder for you, so your ProCare visits can be as productive as possible.

Routine Maintenance Requests

Routine MaintenanceIf any maintenance issues come up between our scheduled visits, you can easily submit maintenance requests from your phone through our convenient Invitation Homes Maintenance app, but first you must create an account on the online service portal.

Step 1: Create your account

Simply click the “Sign Up” link at the bottom of the portal login page. Enter the email address you’ve provided to Invitation Homes and we will send you instructions on how to sign up.

Step 2: Download the Invitation Homes Maintenance App

Visit the App Store or Google Play store and search “Invitation Homes Maintenance.”

  • Request a repair or change maintenance service anytime.
  • Upload photos and videos of your issue or add notes so we know all the details.
  • Track all service requests in one place and be notified every step of the way.
  • Rate and provide feedback on your completed service.

24/7 Emergency Maintenance

Emergency service requests can be submitted through our 24/7 maintenance hotline at 888-330-4969. An emergency maintenance issue is one that is dangerous, hazardous, or could cause damage to the property or your personal wellbeing without immediate attention. If there is a life-threatening event like fire, please call 911. Maintenance emergencies can include:

  • No water or no power
  • Flooding or a broken pipe
  • No heat when the outside temperature is below 50 degrees

Resident Responsibilities

When it comes to your home’s maintenance, we’re in this together. Invitation Homes will resolve your home’s major maintenance issues. And although our ProCare service and maintenance requests cover much of your home’s maintenance, you also have resident responsibilities.
